I am from Delhi. As far as I know all builders from North India are thieves. Don't trust them. You will lose your money and cry.

Further to the above subject, the local agent is keen to sell the properties and make money and least bothered about post sale service. With me, many issues are unresolved, but they are trying to sell more and more. Other words, simply interested to take away your money. To get even basic and essential information from the developer, we have to slough. Despite several reminders, no progress. They are not even helping to get TDS details.
Quality of Documentation: Lot of mess ups- in applicants names, payment receipts. The Agent''s office works like a post office and not as a professional consultant /Agent. Very poor.
Assured Returns /ROI: Despite lot of bad reviews about Gurgaon /NCR property developers, relaying on RERA, I invested. Now, Assured Returns /ROI are not at all coming up since July 2018, from one developer. Another Developer citing non availability of Cheque leaves, stopped AR/ROI payments to me since 4 months. I requested them for ECS, but in vain.
After experiencing their services, now I understood that neither the Developer nor the Agent are credible. The Agent''s representatives are vanishing from the Radar contact. In their HO, every time you get different person attending to our calls responding, citing they are new and will get back to us soon, but nothing. Non of them kept up their promises. I fear this project should not follow the chute of lot other similar bad projects in Gurgaon/Noida - Delhi NCR region.
A wakeup call: Since the issue is serious, to baluster buyer’s rights and remedies, I suggest that all the investors of this project from this region / KUWAIT should share their experience in IIK Forum so that all can get update of the situation while saving others from such disappointments. If anybody purchased in this project from KUWAIT, you may please comment in IIK Forum. We can meet and discuss.
I Request IIK forum’s valuable feedback / suggestions and their experience. Please refrain from making unhealthy or personal comments/attacks. Good day

Don''t spare your money to invest in any tangible or intangible assets India. Be it real estate property, stock etc. Gold is an exception though.
Global recession is ahead, all the indications of a severe recession is on. Already troubled Indian economy is going to collapse like a house of cards. So keep your liquidity intact.

1st of all never ever buy any property in real estate exhibition. You must visit the site and see the surroundings. The rosy brochure of builders will never show where are juggi jhopdis situated next to the building. May be a sewerage is passing by next to the building. All these details you can not gauge by seeing the plan on the paper. You must visit the place and see the surroundings.
A word of caution: 98% properties in Delhi and NCR are scam and sole to several buyers. No proper ownership documentation. Everything is on power of attorney which has no meaning. I have been living in Delhi since 40 years and I know all the scams the builders do. Its a massive trap and one never gets his flat and money. Buying a plot of land in Delhi and NCR, a big no no.
Also the time is not right for investment. You can buy property if you want to live in.

Well said flat wala. Buy property only if you want to live. Just to add if you are living permanently only then buy property. Dont buy it for vacation stay & forget about investment purpose.
