Targeting expatriates will affect real-estate sector negativly

Thursday, January 19, 2017

The increasing negative attitude of some MPs concerning expatriates in terms of increasing their expenses will affect the real-estate sector of the country very badly especially the investment and commercial segments, local media reported quoting officials of Real-Estate Group.

Head of the Real Estate Brokers Association Abdulrahman Al-Habib indicated that the negative impact on the entire real-estate sector especially the investment segment will be massive if the recent statements issued against expatriates are transformed into decisions.

Real-Estate Group Bader Al-Shabib said that he is expecting the rents of flats in Kuwait to be reduced by about 13 percent this year, indicating that many expatriates have already taken steps to send their families to their countries.

As per report, 90 percent of the flats in Kuwait are rented out to expatriates. Any actions that could lead to departure of large number of expatriates will result in evacuation of a huge number of flats in the country.

The worst is yet to come not only for real estates, but also to commercial areas like Malls, souks, car companies, hypermarkets and the list goes on. Let Kuwaitis start from their own houses, reduce their maids & drivers, these constitute around 70% of Indian expats.Let them start picking-up garbage, cleaning and other odd jobs which expat laborers have been doing all these years...and then talk about reducing expats!!!

Every coin has two faces. Now, this is the only plus point in favour of the expats. If expats are sent back home then real-estate will suffer. And real-estate is the most important sector of the economy after oil.

mashallah , marhaba, there are some sensitive people in Kuwait. not only real estate even the bakalas and souks shall be effected. it is the expats who are genuinely hardworking in Kuwait and becoz of expats Kuwaiti owners are earning profits by Allahs Grace. kuwaities need to respect expats and treat them as humans not slaves.

Not only effects real-estate, it will affect the total market, if most expats sends their families back then the overall purchase will stop on immediate effect, what about other business fields like road, air transportation, travel business, shipping, medical, education etc..? the largest population will be the largest economy, that’s why china and India are playing major role in the largest economy sector.

Ohh, someone makes sense, not because it is expatriate favor or out of humanity, but it is plain business and economics. numbers drive decisions not inconveniences and misplaced prejudices.

Dear MP's, a good evaluation of what to charge expats would consist of breaking down the expat population as per salaries earned.

Then decide what to charge or milk them for. generalised statements are not realistic, as....

... on a general level Kuwait is oil rich and its citizens enjoy a grand GDP, so why do they need to pick up pennies
