Dear David, Search for GFRG (Glass Fiber Reinforced Gypsum) wall, it is eco- friendly, also you can reduce the building cost. FACT is producing this product. You can find more details from the internet. Only the difficulty I think you need a complete plan, including plumbing/electricity before the start also, it will help to reduce the cost. Another idea is buy materials yourself. That also reduce cost. Also use m-sand for concrete.

GFRG is thin gypsum which may not be suitable for the climate in Kerala where too much humid during most of seasons so will have to double check if you use the same. moreover if you go with bricks the maintenance cost may reduce in future compare with GFRG and more cool at home to live in..my opinion plz

Thank you all for valuable comments. Concreate blocks produce more heat, but I am trying to reduce it by providing 1m wide sunshade for the entire structure and using Dr. Fixit Heatsheild on the roof. It is going to be a flat roof structure. M sand is the only material available.

"Avoiding beams. Restricting room sizes." If you reduce the room size, that means more no of rooms within 1500 sq.ft which will increase the construction cost. Second thing is, if you build single floor building, it will cost you more than two floor houses. Area in the second floor costs 20-30% less than the ground floor.

The land is 5 acres. The house is intented to be a farm house. Hence there is no requirement to build 2 floors.
